The supply and demand dynamics in China’s housing market are undergoing a profound change as housing dilemma in urban areas evolved into a structural issue, according to an article on Study Times, a publication of the Central Party School of the Communist Party.

The real estate sector’s development model characterized by “high debt, high leverage, and high turnover” is no longer sustainable, as the housing market transform towards an operating model characterized by stable prices, optimized structure and premium quality, it said.

The era of surging home prices with extensive real estate development has basically ended and the market landscape will be marked by the increasingly prevalent divergence between different cities, it said.
